Management Asbestos Surveys
At Future Group Asbestos Division, we conduct Management Asbestos Surveys in strict accordance with the HSG264 guidelines established by The Health and Safety Executive.
Our Management Asbestos Survey reports serve several vital purposes:
- Providing precise details regarding the location, quantity, and condition of asbestos-containing materials (ACMs), including an assessment of any damage or deterioration in these materials and recommendations for remedial action if necessary.
- Documenting the precise location of any asbestos identified during the survey, which becomes integral to both an Asbestos Management Plan and an Asbestos Register. This data serves as a crucial reference point for contractors, staff members, and visitors to your premises.
- Formulating a comprehensive Asbestos Management Plan, which encompasses provisions for conducting periodic re-inspection asbestos surveys to ensure ongoing compliance and safety.

Refurbishment & Demolition Surveys
A Refurbishment & Demolition survey is needed before any refurbishment or demolition work is carried out.
- Locate and describe, as far as reasonably practicable, all Asbestos Containing Materials (ACM’s) in the area where the refurbishment work will take place or in the whole building if demolition is planned.
- The survey will be fully intrusive and involve destructive inspection, as necessary , to gain access to all areas, including those that may be difficult to reach
Asbestos Re-inspections
- The Control of Asbestos Regulations 2012 requires that the condition of asbestos-based products needs to be inspected regularly and records updated accordingly. The frequency of the asbestos inspection regime must not exceed 12 months.
- Asbestos re-inspection surveys are designed to allow a competent person to monitor and record the condition of any previously identified asbestos products within a building.
- Over time, asbestos-based products can degenerate, weather or be accidentally damaged thereby causing the risks associated with the material to change substantially. Additionally, the approved code of practice requires the asbestos management plan to be reviewed every six months. We can advise on or supply efficient methods for complying with this requirement.
Analytical Services
Future Group Asbestos Division offers an asbestos sampling service submitting samples for analysis at a UKAS accredited laboratory. Our highly trained surveyors will visit your premises and take samples should you have any concerns regarding potential asbestos containing materials (ACM’s).
- Samples of materials suspected of containing asbestos should only be obtained by competent, trained professionals as incorrect sampling can easily lead to the disturbing of potentially harmful materials and the contamination of the surrounding areas.
- The standard timescale for the return of sample results from the laboratory is 2-5 days however, for urgent requirements we can provide a 24 hour turnaround. The results of the analysis are documented on a certificate and include details of the site, sample locations, and the type or types, if any, of asbestos detected. All certificates are sent out by email as soon as they are available. This can be tied in with our asbestos surveying service.
Non-Licensed Asbestos Removals
All removal and disposal work are carried out in accordance with HSE (Health & Safety Executive) regulations.
- We manage all aspects of the process using only our own team of exceptionally qualified and highly trained personnel. Asbestos treatment and removal are a delicate operation, and every project presents its own demands and problems.

Asbestos Encapsulation & Repairs
Future Group Asbestos Division can treat ACM’s (Asbestos Containing Materials) in-situ with a method called asbestos encapsulation, an alternative to asbestos removals. A concern of the HSE (Health & Safety Executive) is that removing ACM’s involves high risk both during the removal process and from disposal.
- There can be circumstances where removing asbestos may not be the best option. Encapsulation is a method of treating and coating the ACM’s so that it prevents fibre release and provides protection of the material.
- For some buildings encapsulation is the safer and a more cost effective solution which is quicker and less disruptive to the business or people occupying the building.
Asbestos Training Courses
If you have responsibility for building maintenance, or work in buildings that may contain asbestos, you will need to have the right training to be fully aware of your legal responsibilities and to allow you to manage or work safely. Our courses are specifically designed to ensure compliance with the Control of Asbestos Regulations 2012 and the Approved Code of Practice.
Future Group Asbestos Division can provide training in both Asbestos Awareness and Non-Licensed Work with Asbestos Including NNLW with courses being instructed by our very own asbestos team which includes P402 qualified surveyors and asbestos removal operatives.
Training can be provided in-house, on site or at our training room located at 60 Seafield Road, Inverness.
